How Frost and Ice Damage Your Roof (and How to Prevent It)

Frost rarely causes dramatic damage overnight. Instead, it works slowly. Every time water soaks into a tile or mortar joint and then freezes, it expands by around nine percent. Repeat that dozens of times over a winter and small hairline cracks become broken tiles, crumbling ridges and leaks.

What is freeze-thaw damage?

Porous materials such as older clay tiles, concrete tiles and cement mortar absorb moisture. When the temperature drops below zero, that moisture turns to ice and pushes outwards. When it thaws, the material contracts again. This constant movement gradually breaks the surface apart, a process often called spalling.

Where frost hits hardest

  • Mortar on ridge tiles, hips and verges
  • Older or poorer-quality clay and concrete tiles
  • Chimney pointing and flaunching
  • Flat roofs where water ponds and freezes
  • Gutters and downpipes that are already blocked

Signs your roof has frost damage

Look for flaking or crumbling tile faces, small pieces of tile or mortar in the gutters, ridge tiles that look loose, and new damp patches in the loft after a cold spell. Frost damage is often spotted in spring, but it starts in winter.

How to protect your roof from frost

  • Keep gutters clear so water drains away instead of sitting on the roof
  • Replace cracked or porous tiles before winter
  • Upgrade tired mortar ridges to a mechanically fixed dry ridge system
  • Make sure your loft is well ventilated to stop condensation freezing on the underside of the roof
  • Fix ponding on flat roofs so standing water can't freeze

Don't climb on a frosty roof

Frozen tiles are extremely slippery and can crack underfoot. If you suspect damage, check from the ground or the loft and leave the rest to a professional with the right access equipment.

If you've spotted signs of frost damage, we can repair or replace damaged tiles and ridges before they let water in. Call 07337 682 151 for honest advice and a free quote.
