Your Winter Roof Checklist: 8 Checks Before the Cold Sets In

Winter is the hardest season on any roof. Storms, driving rain, frost and the occasional snowfall all test weak spots that went unnoticed during summer. The good news is that most winter roofing problems start small and are cheap to fix if you catch them early. Work through this checklist in October or November and you'll head into the cold months with real peace of mind.
1. Look for slipped, cracked or missing tiles
From the ground, scan each roof slope with binoculars. Any gap in the pattern, a tile sitting out of line, or broken pieces in the garden or gutter is a sign that water could get in once the winter rain arrives.
2. Check the ridge and hip tiles
Ridge tiles take the full force of the wind. Older mortar-bedded ridges often crack and loosen over time, and a single loose ridge tile can let water track into the loft. If yours look patchy or uneven, a dry ridge system is a long-lasting, low-maintenance upgrade.
3. Clear your gutters and downpipes
Autumn leaves are the number one cause of blocked gutters. When gutters overflow, water runs down walls and soaks into fascias, soffits and brickwork. In freezing weather, trapped water can also expand and crack joints.
4. Inspect the flashing
Lead flashing seals the joins around chimneys, walls, vents and roof windows. Look for lead that has lifted, cracked or pulled away, and for mortar that has fallen out of the joints that hold it in place.
5. Check your chimney stack
Crumbling mortar, a leaning stack or loose pots should be dealt with before winter gales. Chimneys are tall, exposed and heavy, so damage here can quickly become a safety issue.
6. Pop your head into the loft
- Daylight showing through the roof
- Damp patches or water stains on timbers
- Wet or compressed insulation
- A musty smell or signs of mould
7. Look at flat roofs and extensions
Flat roofs on extensions, garages and dormers are prone to ponding water, which can freeze and stress the covering. Look for blisters, splits, lifted edges and puddles that don't drain away within a day or two.
8. Trim overhanging branches
Branches that touch or hang over your roof can scrape tiles in high winds, drop leaves into gutters and, in a storm, fall onto the roof itself.
